Sales Levels Are Now More Consistent
I thought it was time to revisit the Upper Hutt market as I haven’t done so for a while and it seems to be the only thing I talk about these days. Memo to self, try to get more of a life!
The positive news is that sales in 2012 year to date are up on 2011 and as the months go by it seems increasingly clearer that 2010 was the bottom of the market in terms of number of sales with a total of 583 for the year, in 2011 the number of sales was 707 and in 2012 so far there have been 428, ahead of the 403 at the end of July last year.
So again, what does this mean for the local market? Not too much is the honest answer, there are 367 properties advertised for sale on Trade Me at the time of writing, this is the lowest number of available properties that I can remember being for sale in Upper Hutt but even with these low numbers it is still 6 months of stock at current sales levels and as Spring and Summer approach these numbers will increase.
One major difference between the current market and the peak is that sales levels are now more consistent, in fact mores sales occurred in Upper Hutt in June and July than January and February, which are generally considered better months to sell due to weather. The fact remains Upper Hutt is a great place to live, we still offer good value for money compared with other parts of the Wellington region and we have excellent travel links while these stay property will continue to sell here.
