Selling in Winter
We are coming to the time of year when the real estate market traditionally picks up and agents everywhere assume we are going into the busy period where more sales will take place. But what happens when we look at all the residential sales in Upper Hutt in both 2011 and 2012?
It transpires that since January 2011 the market has been very consistent in the level of sales, this has meant that there are no more Summer highs and Winter lows. This was brought to my attention a month or so ago when comparing the level of sales through 2011 & 2012, at the end of August 2011 there were 477 residential sales, at the end of August 2012 there were also 477 residential sales. As it stands now from the end of September there have been 533 sales compared with 526 last year.
It seems that the new “best season to sell” is Winter as there have been considerably fewer properties for sale, around 350 per month compared with the usual Summer numbers of 500+ but the level of sales has remained consistent around 50 and 60. It’s been pointed out to me that I should get more hobbies but to my mind if an agent understands the market then they can plan better for it and react accordingly and offer the very best advice and service.
