The Upper Hutt market is picking up!
It’s brilliant to (finally) write that the Upper Hutt property market is picking up and is currently moving at a very good pace, particularly in the under $600,000 price range where the majority of Upper Hutt properties sit. It is especially great to say this in Winter, a traditionally quieter time of the year to sell.
This winter there have been mores sales than Summer and I have a theory on why this is.
The 2014 real estate market was undoubtedly affected by the Loan Value Restrictions (LVRs) that affected how the bank loaned out their money, but on April 1st 2015 the government changes to allow first time buyers to raise more through Kiwisaver combined with a Housing New Zealand grant came into play and I think it’s the one thing that has made this substantial change to our market
For those interested in the numbers there have been 451 residential sales to the end of July which is a considerable increase on last years 375 for the same period, a huge increase of 76 sales, still not tracking as well as 2013s 481 but I think this year’s final total will exceed that and 2015 the best sales year since the peak back in 2007.
