Thinking of selling in Upper Hutt? Here are some pleasant news!
It’s that time of the month when the sales stats arrive from the Real Estate Institute and once more they make pleasant reading for those thinking of selling in Upper Hutt!
There were 69 sales in October taking the yearly total of residential dwelling sales to 829, a huge rise on 2015’s 690 at the same point and almost 300 sales up on 2014. The median selling price is $400,000 well up last years $345,000 and a median sales time of 22 days, coincidentally the shortest time in the last 12 months.
The Loan Value Restrictions (LVRs) are not affecting many buyers in the market other than investors and there are (at the time of writing) 199 residential properties for sale.
So where to from here? Until the LVRs take effect, my opinion is that the market will continue to move apace, with premium prices being paid for premium properties.
There are still sufficient numbers of buyers looking and multi offers are still considered normal.
