Selling Strategies For Today’s Market
Hi folks,
I thought I would discuss possible selling strategies for today’s market, some vendors may find it interesting, but I doubt there will be a lot here they don’t already know. As we know the property market is constantly changing. Sometimes it seems to work in the favour of sellers and sometimes purchasers, there is no doubt that currently it is working for buyers.

I haven’t done a market comparison for some time so thought I would give you an update on what’s happening in the Upper Hutt real estate market and surprisingly I’m going to start off with some good news. The start to 2011 in terms of numbers of sales is the best start for the last 3 years of recorded sales, in 2009 from January 1st to March 31st there were 164 sales, in 2010 for the same period there were 135, in 2011 there were 165 sales. These statistics would suggest more activity in the market place but when I add December’s sales (75) to the mix we have 4 months of increased sales, in fact the 2010 December total was the highest since 2006.
New Listings Attract More Buyers

In the last few weeks I have had a number of listings that have attracted offers within a couple of days of coming to market, in 2 instances the first person through the door made an offer. Fortunately these were negotiated successfully but there will be times when this may not happen and that got me thinking.

Agents often hear home owners say “If I don’t get my price, I’m not selling!” In many cases home sellers don’t have the luxury of holding out for an in your dreams figure because they have to sell in order to buy another home to live in. But if the market can’t deliver the price there is another option for those who have the flexibility to take it on. In some cases it is in the vendor’s best interests to hold onto a property rather than selling for less, especially if they have the borrowing power to own more than one property and turn the unsold home into rental investment income.

Listing your property on an agent’s website is an inexpensive way of getting wide exposure. But if you are counting on internet exposure to sell your home, you need to feel confident that purchasers wanting to purchase in your area will be using the site as a source of property information. How can the layperson determine whether an agent’s website will direct inspections to the property?
Meeting the Real Estate Market
Hi folks,
I have to confess that I barely remember Christmas, not because I over indulged on the hard stuff but because I have been so busy since the New Year with work appointments. So I was struggling to believe that there were only 34 sales in Upper Hutt in January, If pressed I would have guessed that the figure would have been nearer 50, but that’s why I wait for the actual sales statistics to be released so that I can take the guess work out of it.

I have a couple of properties currently for sale that are most definitely “do-er uppers”, so this week thought I would discuss the potential perils and advantages of buying such a home. There is no doubt that some buyers are attracted to the clean slate potential of a property advertised as “renovators delight”. After all they get the layout, décor and colours they have always wanted and completely brand new. It’s also a way of getting into a preferred area at a lower price than normal. So is it really that easy?
