How to Have a Great Vendor/Agent Relation

Hi folks,

I thought I would address some issues that could potentially affect home owners who are going to come to market in the next few months, it seems logical as this is the time of year when there are generally more houses coming to market. So if the first 2 weeks on the market can set the scene what can we do to avoid any pitfalls. As a vendor, it’s worth remembering that the relationship between vendor and agent works best if there is an open line of communication. If the relationship breaks down, the sale outcome is usually affected and at this stage vendors often blame agents for a host of small things that could have been remedied early in the relationship.

Thank You For a Great 2011, Vendors!

Well I can’t believe it’s that time of year again! I’m sure it was Easter only last week. As they say time flies when you’re having fun so I must have had a fun time in 2011. This is my last column of the year and what a great year it has been, for me both professionally and personally and I hope in m y own small way that I have made it a great year for a good number of people.

The Best Month For Selling

Hi folks,

During the last four years there haven’t been many positive property market reports, you may see one article saying prices have dropped one month and the people who say it then say prices have risen the next month. I prefer to take a year on year perspective, January on January, February on February etc, so with this in mind I am delighted to say that the number of property sales in Upper Hutt has risen again. There were 52 property sales in October 2011 compared with 32 in October 2010.

At the time of you reading this the result of the World Cup will be known and New Zealand will be either euphoric or in severe depression. As you may have guessed I’m writing this prior to the final and all I can say is "GO THE AB’S" I’m predicting a euphoric New Zealand for four more years to paraphrase George Gregan.

Dealing With a Home Inspection

Hi folks,

Things I have seen over the years in Real Estate that shouldn’t still come as a surprise but do, number 10,344…..I was in conversation with a colleague last week when one topic we chatted about was how some vendors are reluctant to hand over the marketing of their home to an agent. They feel as anxious as parents teaching their teenagers to drive. Will the agents remember to leave the top lock when they unlock the front door? Will they leave a window open or shut the cat inside? Vendors since time immemorial have anxiously checked and cross checked every detail of the marketing with their agent, and I have to say that it is always good to check, especially if this provides the reassurance they need. But there is a time for vendors to stand back.

Upper Hutt Market Update

Hi folks,

I thought it was time for a review of the property market in Upper Hutt having not done one for a while and yet again the sales statistics make for interesting reading. There are still very negative media reports about the property market almost everywhere in New Zealand with the possible exception of Auckland but you have to take into account a considerably larger population in Auckland that seems to be growing in contrast to much of the rest of the country.

"The Best House in the Street"

Hi folks,

I’m currently marketing a home which is presented to the market in a great condition, the price seems ridiculous given that you get 4 double bedrooms and an 843m2 section for a BEO of only $225,000. So what’s the catch? There is no catch but the property is for sale in a predominantly state housing street. This has raised a number of issues with prospective purchasers about possibly buying the best house in not the best street so I thought I would ask “Surely there can’t be too much wrong with buying the ‘best house’ in the street?”
