Talking Real Estate
Seeing though flawed figures
Hi folks,
Once again the sales statistics are out for Upper Hutt and, as we are past the middle of November, I’m going to discuss October sales. Much has been made in recent days about the median house price in New Zealand reaching an all time high of $608,000, in Upper Hutt we aren’t far behind at $575,000 for October and that has not been our highest median price in the last 12 months, in February we reached $600,000.
What in the world is AML/CFT?
Hi folks,
There has been a regulatory change that will affect ALL Vendors and Purchasers.
Keeping On Top of the Sales Process
Hi folks,
In hindsight, those for whom the selling process was particularly stressful say that their main gripe is that they didn’t know what was going on throughout the marketing process on account of their agent not being in contact on a regular basis. While lack of feedback about viewings or the marketing process may not mean that an agent is slack, it is inevitably interpreted by anxious vendors as such.
Wondering how to pick an agent?
Hi folks,
Well I can tell it’s school holiday time, the roads and trains are quieter and so is my phone!
This is the busiest I’ve seen our local property market in years
Hi folks,
It’s been a while since I looked at the recent sales in Upper Hutt but if you have been counting the sold signs you will have seen a lot!

Why you should inspect those other properties
Hi folks,
In light of the shortage of listings in the Upper Hutt market compared with recent years I thought I would ask the question, “As a buyer, have you ever bothered to look at properties that don’t have the features you are after?” Most people would be surprised at the very thought, but in fact, there are times when it might be worth it.

The best-selling months are coming
Hi folks,
With the holiday season behind us there will be a number of home owners looking to take advantage of an active real estate market over the coming months. Historically, January, February and March have been some of the best-selling months for residential real estate and we see no reason why this year will be any different.
The stats don't tell the whole story
Hi folks,
I thought it was time for an update on what’s been happening in our wonderful world of Upper Hutt Real Estate as it’s been a short while since I did. October showed a jump in sales to 62 dwellings, well up on the previous month but down from 72 in October 2017.
Interpreting the real estate Stats of winter
Hi folks,
I’m writing this on a particularly wet and miserable day and I’m counting down the days to daylight saving and brighter evenings (Only 35 to go). Winter on the whole hasn’t been bad for the weather but it has been good for real estate sales with the average number of days for a sale being 28 which is pretty good historically.

I have won Tommy's Top Agent award. Not for the first time.
Hi folks
It’s that time of year again when Tommy’s Real Estate has their annual prizegiving and award ceremony and I’m very pleased to say that I have won the Top agent award. It’s not my first and I’m really hoping it won’t be my last so I would like to take this opportunity to thank a couple of people.
The first person is my wife Rosie, it’s fair to say that she must have the patience of a saint to put up with me! How many times have I said "Quiet night in, just me and you and the TV” And then gone back to work until late at night leaving her with our very cute pooch Ollie? Way too many! I think she’s beginning to like the peace and quiet a bit too much, so I will try and do better. (It’s in writing now so I can’t take that back) The second thanks is to Paige, “Yep no worries, I will watch your game tomorrow” before saying sorry I’ve got to work Saturday morning. (Actually, that’s more of an apology, sorry Paget)
